MANY AIRbnb LANDLORDS AND THEIR FACTORS ARE GUILTY OF FRAUD

    EDINBURGH AIRbnb RULES

                  THESE INCLUDE

Check the implications of renting your property for your mortgage and tax purposes and check your title deeds for any conditions that would prevent the property from being used for a Short-Term Let

However, for many properties, Short-Term lets are made illegal by the title deeds. I live in a scenic two-bedroomed flat in a block in Central Edinburgh (worth up to £40000 a year in terms of short term rent) where

Items 4.1, 4.2, and 4.3 of the Title Deeds clearly preclude any owners from letting out their flat on short term lets or to Airbnbers. For example, item 4.1 says that each flat shall be used solely as a private dwelling house and for no other purpose whatsoever. Item 4.2 of the Deeds  includes the clause

'The proprietors and parties occupying any of the flats are hereby expressly prohibited from carrying on therein of any other part of the whole area any trade, business, manufacturing or profession.

A number of owners are AIRbnb landlords who effectively terrorise the other residents by letting their short-term residents obstruct, party, and run loose. Apart from being very poor neighbours, these landlords are, in my opinion, guilty of fraud, In situations where the factors connive with the Airbnb landlords to make life miserable for everybody else, they are also participating in this fraud.

I had to put up with this stuff last year on my

outside, when further Airbnbers came out of the
